Position Summary

Installs, services and repairs heating, ventilation and air conditioning (HVAC) systems and other related environmental control systems utilizing knowledge of heating and refrigeration theory, pipefitting and structural layout. Responds to emergency maintenance requests that arise. Performs all duties in full support of the University’s mission understanding that the positive and effective execution of these duties are instrumental to the education of the University’s students.

Key Responsibility
Description of Key Responsibility

Performs preventative maintenance on all mechanical and electrical HVAC equipment on University properties including, but not limited to, heating and cooling automation systems, boilers, hot water heaters and furnaces. Performs preventative maintenance tests and replaces defective parts to ensure systems are working properly. Monitors heating and cooling systems to ensure continued proper operation.

Responds to service calls regarding heating and cooling malfunctions. Troubleshoots, calibrates and repairs heating and cooling systems, hot water boilers, water leaks, valves, pumps and ice machines. Performs maintenance on base boards, air compressors, fan bearings and motors.

Inspects and changes air filters and greases bearings. Maintains and regulates the temperature in campus buildings.

Tours all boiler and mechanical rooms to ensure heat and hot water are operational. Performs and records log readings. Completes daily assignments using a Computerized Maintenance Management Software.

Varied. Work is complex and varied and requires the selection and application of technical and detailed guidelines. Problems are not easy to identify, but are similar to those seen before. Moderate analytical ability is needed to gather and interpret data where results/answers can be found after analysis of several facts. Solutions can often be found by using methods chosen before in other situations.

Varied. Supervisor is available on an “as-needed” basis to establish general objectives and to identify potential resources for assistance. Independent judgement is required to select and apply the most appropriate of available guidelines and procedures to achieve desired results.
